Do NOT leave any trash outside of your unit. Trash must be concealed from public view.
A compactor is provided to the community for waste disposal.
COMPACTOR INSTRUCTIONS & RULES
DO NOT Leave ANYTHING Outside The Compactor Area.
Only Household, Bagged Trash Is Permitted In The Compactor.
Do Not Discard Hazardous or Flammable Items.
Wait Until Compactor IS NOT Running to Open Door.
Insert Trash Bag And Ensure It Slides Down Shute.
Close The Door So That The Compactor Can Start.
To reduce wear & tear, the compactor starts after the door has been opened and closed 3 times.
Only Press the Stop Button In Cases of Emergency.
LARGE ITEMS, COMMERICAL & CONSTRUCTION WASTE
Disposal of Large Items, Construction and Commercial Waste Is Strictly Prohibited.
You must take them to county dump located in Gibsonton off route 41.
COMPACTOR MAINTENANCE
Once a week (typically on Friday afternoons), our Waste Removal vendor takes the full compactor, and replaces it with a new one. This process takes approximately two hours to complete. You can tell when this is occurring because the doors to the compactor area are left wide open.
If you open the compactor door and the compactor is missing, you must wait util a new compactor has been installed.
Be courteous and respectful. Do not leave trash outside of the compactor resulting in a pile up. It costs the community additional funds every time we need to hire someone to clean it all up.
PET/ANIMAL WASTE
Pet Excretions Must Be Immediately Picked Up and Properly Discarded.
Pet waste stations are located throughout the community.
Poop bags are provided as courtesy. But it is the responsibility of pet owners to purchase their own bags if none are available at the pet waste stations.
If the waste station is full or missing, DO NOT leave pet waste ANYWHERE on the ground.
Animal Waste Does NOT Decompose.
It Adds Harmful Bacteria Local Waters If Not Properly Disposed.
Animal Waste Can Cause Severe Illnesses in Both Adults and Children.

Florida Statue 403.413 - “It is unlawful for any person to dump litter in any manner or amount.”
Townhomes of Summerfield CCRs Article IX, Section 8: " No Lot shall be used for the storage of rubbish. Trash, garbage or other waste shall not be kept except in sanitary containers properly concealed from public view."
Townhomes of Summerfield CCRs Article IX, Section 12: "All Owners of Lots shall, as a minimum, keep the Lot free and clear of debris."
Townhomes of Summerfield CCRs Article IX, Section 13: "No nuisance or any use or practice that is the source of unreasonable annoyance to others or which interferes with the peaceful possession and proper use of Townhomes of Summerfield is permitted."
Townhomes of Summerfield CCRs Article IX, Section 14: "No noxious or offensive activity shall be carried on upon any Lot, nor shall anything be done thereon which may be or become an annoyance or nuisance to the neighborhood."
Hillsborough County Code of Ordinances, Part, Chapter 5 Article II: - “Any feces deposited by a dog, an owned cat, or pet pig on public property, public walks, recreation areas or the private property of others must be immediately removed by the person who has custody or control of the animal.”
Townhomes of Summerfield CCRs Article IX, Section 5: "No pets shall be permitted to place or have excretions on any portion of the Property other than the Lot of the owner of the pet unless the owner of the pet physically removes any such excretions from the portion of the property."
