Clarification Regarding Rental Approval Process New tenancies require prior written approval from HOA Management. All applications and fees must be completed and paid before tenant move-in. The Association’s rental approval process does not replace an owner’s responsibility to independently screen and select tenants. Owners must conduct their own due diligence before submitting any application to the HOA, including standard credit, income, and background checks. The HOA’s review is limited to compliance with Association requirements and does not serve as a tenant-selection service Failure to comply will result in an internal review. During this review, the unit may be classified as an unauthorized rental, which may result in enforcement action, including fines and/or legal remedies, as permitted by the Association’s governing documents and applicable law.
RENTAL RENEWALS Rental Renewal Form – Use & Eligibility This form is only for owners requesting a rental renewal for a unit with existing tenant(s) who were previously approved by the Association. A renewal applies solely when:
The same tenant(s) remain in the unit, and
A prior rental application was fully submitted and approved by the HOA for the applicable lease term.
If a rental application was not previously submitted or approved for the current tenant(s)—whether due to oversight, misunderstanding, or failure to comply—the tenancy does not qualify as a renewal. The current tenant was never approved by the Association
The tenant has changed (new occupant, replacement, or additional adult)
This is a first-time rental of the unit
The prior lease expired without HOA approval
The tenancy was unauthorized at any point
Submitting this form certifies that prior HOA approval exists. Requests that do not meet renewal criteria will be denied and redirected to the New Tenant Application process.
Owners/Landlords MUST submit 👉 [Rental Renewal Application ]when renewing existing tenants the at least twenty (30) days prior to the renewal date. (Must be Submitted Annually, all new occupants must be added.)
If the Tenant has Pets, a Pet Application must also be submitted along with the Rental Renewal Application.
Townhomes of Summerfield Section 21 of Article IX of the CCRS - "An Owner shall have the right to lease or rent his Lot and Dwelling, subject to the prior approval of the Association and as provided herein." ...
