RENTERS & NEW OWNERS

NEW RENTERS

• Owners MUST submit a New Rental Application for new tenants at least ten (10) days prior to move-in. 
• Pay a $150 Application Fee (Per Applicant) + $200 Security Deposit via Credit Card via the online new rental application.
• A background check will be performed for all Applicants.
• If the Tenant has Pets, a Pet Application must also be submitted along with the New Rental Application.
• Submit Proof of Insurance Forms for both the Owner and the Renter.
  • Animal Liability Insurance / Endorsement Is Required for Renters with Dogs.​
• The New Rental Application must be approved by the HOA management and all fees/deposits paid before your tenant can move-in.  Failure to comply will result in fines and/or legal action.
  
  

RENTAL RENEWALS

• Owners MUST submit a Rental Renewal Application when renewing existing tenants the at least twenty (20) days prior to renewal date.
• If the Tenant has Pets, a Pet Application must also be submitted along with the Rental Renewal Application.
• Submit Proof of Insurance Forms for both the Owner and the Renter.
  • Animal Liability Insurance / Endorsement Is Required For Renters With Dogs.​
• The Rental Renewal Application must be approved by the HOA management before the Lease Renewal can be executed between the Owner and Tenant.

 
NEW OWNERS/BUYERS

• Estoppel Request Form

• New Owners MUST submit a Buyers Information Form and Proof of Insurance Form at least ten (10) days prior to move-in.
• If the Owner has pets, a Pet Application must also be submitted.
  • Animal Liability Insurance / Endorsement Is Required For New Owners With Dogs.​
• Sign up in the Townhomes of Summerfield Owners Portal and the Master HOA Payment System (Quarterly Payments)
• Amenity Keys are issued at the Summerfield Master Community Association 13011 Summerfield Blvd, Riverview, FL 33579 +1 (813) 671-2005

​MOVING RULES AND INSTRUCTIONS

• You must inform the HOA of your Move-In / Move-Out ten (10) days prior.
• Move-In/Move-Out hours are daily 8AM - 8PM.   
  • Moving vehicles found in the parking lot outside of those hours will be towed.
• Storage Units (i.e. PODS, Mobile-Mini, etc.) are prohibited and will be towed / removed.
• Review the Welcome Packet & Regulations.
• Be sure to submit a Parking Permit Application.

MAIL
Mailbox keys are provided by the local Post Office.  The cost is approximately $30.

  Note: Satellite Dishes are not permitted in the community 
• Water Is Included with HOA Dues.
  • Most units have a shutoff valve. Its typically located in the front of the unit but it may be buried.

Townhomes of Summerfield Section 21 of Article IX of the CCRS - "An Owner shall have the right to lease or rent his Lot and Dwelling, subject to the prior approval of the Association and as provided herein." ... "The Association shall be provided with a copy of each lease made as to any Dwelling, prior to occupancy of such Dwelling by the tenant.""
