(Renters) The following breeds are not permitted: Akita, Alaskan Malamute, American Bulldog, American Pit-Bull Terrier (or any Pit-Bull mix), American Staffordshire Terrier, Cane Corso, Chow Chow, Dalmatian, Doberman Pinscher, German Shepherd, Great Dane, Perro de Presa Canario, Rottweiler, Shar Pei, Shiba Inu, Siberian Husky, Staffordshire Bull Terrier, Wolf Hybrids.
Note: Rules pertaining to 1) Submitting a Pet Application Form 2) Breed Restrictions are not being enforced at this time for Owners.
Applicable Laws, Rules & Regulations
Townhomes of Summerfield Section 5 of Article IX of the Declaration of CCRs: “No animals, livestock, or poultry of any kind shall be raised, bred, or kept on any Lot, except that cats, dogs, and other household pets may be kept provided they are not kept, bred, or maintained for any commercial purposes; provided, further, that no person owning or in custody of a dog or cat shall allow the dog or cat to stray or go upon another Lot without the consent of the Owner of such Lot; and provided, further, that no more than a total of two (2) animals under twenty five (25) pounds may be kept on any Lot. Each dog or cat must be on a leash and in full physical control by the Owner or Owner's family member at all times when the dog or cat is outside of the Owner's Dwelling. No pets shall be permitted to place or have excretions on any portion of the Property other than the Lot of the owner of the pet unless the owner of the pet physically removes any such excretions from the portion of the property. Nonwithstanding anything herein to the contrary, if any dog or cat permitted to be kept by an Owner shall become a nuisance to other owners and such nuisance is not corrected after written notice to the Owner, the Board of Directors of the Association shall have the right to require the Owner to remove such animal permanently from the Properties."
Hillsborough CountyAnimal-at-Large Ordinance – Article II Sec. 6-28: “No dog or cat shall be allowed to stray, run or go, at large upon any public property or street, sidewalk, park, or on the private property of another without the consent of the property owner.”
Hillsborough County Leash Ordinance - Ch. 38 Article II Sec. 38-26: "All domestic animals must, unless otherwise posted, be restrained at all times at a distance of not greater than six feet in length from their owner/handler and must be under the immediate and continuous physical control of such animal's owner/handler by means of a leash, cord, chain, cage, fence or other appropriate restraining device that is of sufficient strength to restrain/contain the animal."
Hillsborough County Dog, Cat, and Ferret Vaccination Ordinance – Article II Sec. 6-21: “All dogs, cats, and ferrets that are four months of age or older must be vaccinated for rabies in accordance with F.S. Section 828.30, as may be amended and owned dogs, cats, and ferrets shall be vaccinated annually for rabies.
Hillsborough CountyDog, Cat, and Ferret Registration and License Ordinances – Article II Sec. 6-22: “All dogs, cats, and ferrets that are four months of age or older must be registered with the Department. The length of time that such registration will remain valid shall be based upon the type of license purchased but shall not exceed the expiration of the animal's rabies vaccination.
