  • 277 Units; 1 of 6 sub-communities of the Summerfield Master Community Association
  • Owners Pay 2 HOA Dues:  1) Quarterly to the Summerfield Master Association and 2) Monthly to this Association.  More information about Dues, the Budget & Finances. 
  • The Master Association provides homeowners amenities including multiple swimming pools, a gym, indoor basketball court, tennis courts, a playground, a dog park and community events all within walking distance.  Key cards to amenities are issued at the Master Association offices.

  • This sub-community does not utilize a Property Management Company. It is Self-Managed.
  • There are 5 elected Board Members; President, VP, Treasurer, Secretary, and At-Large (focused on Vendors).
  • Annual Board, Meeting of the Members, and Elections Are Held Every April.
  • The Association is responsible for maintaining everything outside the walls of each unit, including roofs, exterior paint, landscaping, sidewalks, parking lots, etc.  Inside the walls is the responsibility of homeowners.
  • Owners are Required to Carry HO6 Property Insurance.
  • Renters are permitted.  However, Owners must first submit a Rental Application Form, pay a non-refundable application fee, and receive an approval from the Association.
    • Rental Restriction: Per the covenants of the Summerfield Master Association, owners are prohibited from renting their units until two years after the closing date.This restriction is intended to preserve the residential-owner-occupied character of the community 
    • Rental Restrictions :Please be advised that the Townhomes of Summerfield community has a cap on the maximum number of units that may be rented at any given time. This rental cap is in place to preserve the residential character of our neighborhood and to maintain compliance with the Association’s governing documents.All prospective landlords must submit a rental application and receive written approval from the HOA prior to leasing any unit. If the community has reached its rental cap, additional rentals will not be approved until space becomes available.
      Unauthorized rentals may result in fines and legal action in accordance with Florida Statutes and the HOA’s enforcement policy.
    •  Subleasing Policy: Subleasing of units is not permitted All lease agreements must be between the legal owner of the unit and the approved tenant. Owners may not lease their property to a tenant who then subleases the unit to another party. Any violation of this policy may result in enforcement action, including fines or other remedies as allowed under the governing documents and Florida Statutes.
    • Buyer Registration Requirement:  Submit a Buyer Information Form.   All new homeowners in the Townhomes of Summerfield are required to submit a Buyer Information Form upon closing.    This form ensures the Association has accurate contact information and ownership records. Please note that no fees are charged to buyers for submitting this form.✅ Completing this step is essential to receive important community updates, gain access to the homeowner portal, and remain in compliance with the Association’s policies.
